What moves the price
The gas line
A tankless unit draws far more gas while it runs than a tank. If the existing line cannot carry it, the upgrade adds about $400 to $1,500.
Venting
A tankless unit needs its own venting, often through an exterior wall, which is where installation costs vary most.
Hard water

Switching from a tank to tankless changes the heater type, and a gas line upgrade or new venting changes the gas system, so a permit is needed in Calgary. In Calgary a homeowner cannot take out a gas permit unless they are a certified journeyman gasfitter; a certified gasfitter takes it out and the City inspects the work.
Plumber and Gasfitter are compulsory certification trades in Alberta: paid work is done by a certified journeyperson or a registered apprentice working under one. Ask to see the certificate.
